Southern Comfort Homes

Choosing the Right Builder

Numerous home-building companies in Oklahoma are capable of constructing your new home. However, it's important to note that, unlike many states, Oklahoma does not require builders to hold a General Contractor’s License. While builders must have General Liability and Workers' Compensation Insurance, beyond that, anyone can claim to be a "builder." Before signing a contract, asking the builder some key questions is crucial. These questions may seem challenging, but the answers should be straightforward for the right builder.

Key Questions to Consider
Before Signing a Contract

  • Why Should I Choose Your Company?
  • Are You and Your Subcontractors Adequately Insured?
  • What is Your Experience in Home Building?
  • What Quality Features Are Included in My Home?
  • How Do You Manage the Construction Process?
  • What Warranty Do You Offer, and What Does It Cover?
  • How Do You Feel About Me Hiring a Third-Party Inspector to Assess the Home Before Closing?

Yes, we maintain comprehensive insurance coverage. We carry General Liability insurance through an A+-rated provider, along with Builders’ Risk insurance, for every home we construct. Our policies not only meet, but often exceed, the requirements of our partner lending institutions, giving you peace of mind throughout the building process.

Tim has successfully built over 250 homes across Arizona and Oklahoma. With expertise in various areas, including construction methods, purchasing, estimating, land development, accounting, budgeting, and sales, Tim brings a well-rounded perspective to home-building. He also holds inactive Realtor licenses in both Arizona and Oklahoma, further demonstrating his industry expertise.
Karey brings extensive experience in customer service and business administration. She has held roles such as Scheduling Coordinator, Design Center Coordinator, Warranty Manager, and Executive Construction Administrator. As a Notary in Oklahoma, her strong attention to detail and communication skills ensure you stay informed and confident throughout the building process.

At Southern Comfort Homes, we maintain strict quality control. We clean your home after each trade completes its work, ensuring that no unwanted materials are left behind on your walls or ceiling. Unlike many other new homes where debris like food wrappers or construction waste can be sealed in, we thoroughly inspect and maintain a pristine environment in every build.

All Southern Comfort Homes are built on post-tension concrete foundations, as recommended by Civil Engineers in Oklahoma. This approach ensures a more resilient structure, which is particularly important due to the region's expansive soils and increasing earthquake activity. Additionally, we prioritize using "Made in USA" products and trusted brands like GE, Kitchenaid, Delta, Owens Corning, and Lennox to provide the highest quality materials for your home.

We offer each client a personalized home binder, containing key details such as floor plans, design selections, emergency contact numbers, and a copy of your contract. Throughout construction, we communicate at several key milestones to ensure you're always in the loop. We also involve you in four distinct walk-throughs to confirm your home meets all your expectations, minimizing the chances of delays or costly changes later in the process.

Southern Comfort Homes offers a comprehensive warranty, covering almost every aspect of your home during the first year, except acts of God, abuse, or neglect. Additionally, we provide a third party, 10-year warranty for your home’s foundation—far exceeding the limited warranties offered by many other builders.

We not only allow but encourage third-party inspections before you close on your new home. Our confidence in the quality of our work ensures that we welcome external evaluations, as our goal is to ensure you are completely satisfied and confident with your purchase.
